Regents to review mixed-use developing project, vote on soccer field improvements

The Board of Regents will review at its meeting today plans for the commercial, retail and housing development on a 20-acre piece of land next to the Palouse Ridge Golf Couse and Marriott Residence Inn.

Corporate Pointe Development, L.L.C., which won the bid, proposed the development include apartments, cottages and condominiums. Some housing will be aimed at students, while the condominiums will be marketed to alumni. The commercial area will be about 35,000 feet and include an anchor retail tenant. Construction is expected to begin in May.

The Turf Farm is currently located on the site, so the developers will move it to a location on the golf course at their expense. The development will then occur in two phases, the first of which includes the construction of the entire commercial building, some of the housing and one of the three condominiums. The rest will be completed in the second phase. The regents will not vote on the project.

However, they will decide whether to approve raising the budget for the Lower Soccer Field improvements to $3 million. The regents originally authorized the project in October 2015 for $1.6 million. Though budget estimates were performed throughout the project’s design, all bidders went over the budgeted amount.

There were two primary causes of this: due to soil conditions, construction of the foundation system is more costly than originally budgeted; and the premium is higher than originally budgeted for access to the project without impacting facilities and roadways. Previous adjustments to the designs removed public restrooms from the project, but the $3 million budget accounts for this, as well as the foundation and access issues.

The regents will also vote on renovations of Chief Joseph apartment buildings B and C to not exceed $12.3 million. The regents will meet in committees today, beginning at 1:15 p.m. in the CUB. The board will meet on Friday at 8 a.m. For more information, visit regents.wsu.edu.
